  • Ensure that your local building department does not require a plan prepared by a licensed surveyor, architect, or engineer. Our service offers drafting solutions and does not include legal surveys, stamps, signatures, or seals on plans. Our plans are non-certified. Process After Ordering:

  • Within 24 hours of your order, we will send you a draft of your site plan via email. Please review and confirm all dimensions.
  • If you need any changes, simply mark them on the draft and send it back to us. We will update your plan accordingly at no extra cost.

Which site plan do I need for a building permit?
For most residential building permits, our Medium Site Plan at $119 is the right choice and is accepted by the majority of building departments and HOAs. The Basic Plot Plan is best for planning rather than permits, while the Detailed Site Plan adds landscaping, paths, and utilities for projects with stricter requirements. If you're unsure, check your local building department's checklist or contact us before ordering.
What is the difference between the Basic, Medium, and Detailed plans?
The Basic Plot Plan ($99) includes property lines, the primary structure roofline, lot dimensions, a north arrow, and scale. The Medium Site Plan ($119) adds measurements between features, trees, driveway, accessory structure rooflines, and swimming pool. The Detailed Site Plan ($159) adds paths, shrubs, lawn, landscaping, and septic or utility locations you provide. Each tier builds on the one below it.
Are there any hidden fees?
No. The price you see is the price you pay for the plan package you select. Optional add-ons such as additional structures, vicinity maps, topography, and faster turnaround are clearly priced during checkout, so you only pay for what you choose to add.
What happens if my building department rejects the site plan?
